FAQs

What’s the difference between income, payout and profit?

Income is your revenue estimate. Payout is what you receive after platform fees. Profit is what’s left after operating costs like cleaning/turnovers, utilities, maintenance, insurance, management, and (optionally) mortgage costs.

Why do 1-night stays often reduce profit?

Because turnover costs repeat per stay. When stays are very short, those fixed costs get concentrated into fewer nights. A 2-night minimum (or higher 1-night pricing) often protects take-home margin.

Which calculator should I start with?

If you’re early in the decision, start with an income estimate or investment calculator. If you’re already hosting, start with payout and fees. If you want the real “what do I keep?”, use profit and yield.

Are these calculators UK-only?

Yes. Results are shown in GBP (£) and written for UK hosts and landlords.
