What we will cover in our call

Your Deal Analyser

Our deal analyser will cover your nightly rate both in the week and the weekend, factoring changes in pricing over the year, our management costs as well as your estimated occupancy rate of your property, this will be based on our 5+ years experience in Airbnb managing many properties in many different locations in the country.

Our Management Agreement

If you are happy with the numbers that have been presented and you think Airbnb is something worth exploring for a potential investment, then we will require our agreement signing and sending back to us, it outlines all of our terms of service as well as what is expected from us as well as yourself when it comes to your property as well as our charges which is 15% + VAT and a £42 PM fixed software charge, if you would like to see our management agreement before our call, you can do so by clicking the link below, we have no fixed term with our agreement but we do have a 3 month notice to end, this is so that we can service any existing bookings in your calendar so guests are not impacted.

What we do not cover in our agreement

Stayful provides an end to end service for Airbnb, but there are things we can’t cover in our service.

  • Management of council tax.

  • Utilities.

  • WIFI.

  • Bins - we can assist in this, but if commercial waste is required to keep your Airbnb property tidy we have to insist that you sign up for this service, we can recommend the best companies to work with based on our experience.

Onboarding

What you will get to see from your Airbnb property once live

Calendar access

We will give you complete calendar access to your Airbnb property via an online link you can access anytime, it will include:

  • what platform your guest has booked from.

  • How much they have paid.

  • How many people are staying.

  • How long they have stayed for.

  • What the cleaning charge was.

  • What the online platform commission was.

You will also be able to block out the calendar for personal use, just make sure to let Stayful know so we can arrange a post stay clean.

Example

Communication platform

Upon signing we will set you up with our Slack channel which is like a business grade Whatsapp, it will have direct access to your account managers at Stayful so we can manage any and all communication, we aim to get back to all messages inside of 24 hours.

End of month breakdown

At the end of each month we will breakdown everything for you including:

  • Total cleaning charges.

  • Number of guests stayed.

  • Revenue.

  • Maintenance charges if any.

  • Our management charges.

  • Key KPI’s such as occupancy, average nightly rate & average length of stay.

  • Net payout figure.

We will then send you your payout between the 1st & 5th of every month to the bank account which you selected.

  • We can assist we do professional photos in house at Stayful, we can discuss this on our call.

  • We only provide Airbnb management for entire properties so unfortunately we will not be able to help you in doing this.

  • Yes we can do this, we do ask that you make sure belongings are kept in a safe and secure place ideally away from the property, if this is not possible a locked storage area at your property works fine.

  • In order for us to properly manage guests we require new listings to be made using our own platform, in certain circumstances we can create a variation of this but it is best to discuss this on our call.

  • We aim for between 5-10 working days depending on if we have everything we need to go live.

  • Yes we can assist in this and work with you on getting the questions sorted, they are important as they prevent bad reviews and troubled guests but do not worry if you can't answer them all straight away.

  • Yes Stayful provides an end to end Airbnb setup service, we can discuss this on our call if needed.

  • We charge 15% + VAT and a £42 per month software charge for our management services.
